House Extension and Renovation Builders in Chiswick W4 — Bedford Park to Strand on the Green
Hounslow has twenty-eight conservation areas. Only two of them carry an Article 4 Direction — the instrument that strips out permitted development rights and turns ordinary alterations into full planning applications. Both are in Chiswick.
That single fact governs more W4 projects than anything else, and it produces a borough where the gap between one street and the next is unusually wide. A house in Bedford Park is among the most tightly controlled residential property in west London. A house a few minutes away, in a conservation area without a direction, retains rights its neighbour lost decades ago. The distinction is invisible from the pavement and it decides whether a project begins in weeks or after a determination period.
Chiswick is the smallest of Hounslow’s five areas and the least like the rest of it. Four medieval villages sit inside the modern district; the Thames runs along its southern edge; Chiswick House stands as the birthplace of the English landscape garden; and the housing runs from Georgian riverside terraces at Strand on the Green and Chiswick Mall, through the red-brick garden suburb Norman Shaw laid out from 1875, to Victorian and Edwardian streets and the mansion blocks along the main roads. Design And Build works across the whole of it as an architect-led practice. The people who draw a scheme, the engineers who prove it stands up, the surveyors who handle your neighbours and the trades who build it are all on our own payroll, and one agreement covers the lot from the opening survey to the certificate at the end.

House Extensions Across W4, From Terrace to Riverside
House extensions behind the High Road: the Victorian and Edwardian terraces
The terraced streets running back from Chiswick High Road were built with the familiar narrow rear addition and a redundant strip of side yard, and reclaiming both is what transforms the ground floor. A full-width rear extension turns a service kitchen into the room a household actually occupies; a side return recovers width the original plan wasted. Where the property sits outside a direction, a good deal of this remains achievable under permitted development — which is a genuine advantage over the more heavily restricted west London boroughs, and one worth confirming rather than assuming.

House extensions on the water: Strand on the Green and Chiswick Mall
Inside a designation, Hounslow assesses a proposal against the character the appraisal identifies, and Chiswick’s appraisals are precise about what that character consists of. Brick, bond, window proportion, boundary treatment and the building line all come into it, and on the riverside streets the relationship to the Thames frontage does as well. Our architects and structural engineers develop the design together, which means nothing is presented to you until the loads behind it have been worked through.
House extensions inside Bedford Park, where the ordinary rules stop
If your property lies within Bedford Park or Gunnersbury, the ordinary rules do not apply and a scheme must be designed on that basis from the outset. This is the single most consequential thing to establish about a Chiswick address, and it is also the thing most often stated incorrectly elsewhere. We check it against the council’s own record before anything is drawn.

Home Renovation on Chiswick’s Period Stock
Home renovation after decades of piecemeal improvement
A good deal of W4 has been upgraded a bit at a time by one owner after another, so wiring has been extended wherever it was convenient, insulation appears in some places and not others, and the layout suits no one who has ever lived there. A renovation of any ambition therefore starts by removing what earlier decades added before rebuilding: wiring and pipework replaced end to end, warmth and dryness restored using techniques that suit brickwork built without a cavity, and rooms rearranged to match the way the house is used today. Where original detail survives — sash windows, tiled paths, fireplaces, cornice runs — repair is almost always cheaper than replacement and considerably better looking.
Renovating a period house: keeping what is worth keeping
The Georgian houses at Strand on the Green and along Chiswick Mall, and the red-brick Bedford Park stock, need a different approach again. These are buildings where what survives is the point, and where the council’s interest extends well beyond the elevation. Work here is entirely achievable and frequently the most rewarding available in the district; the constraint shapes the earliest sketches rather than being retrofitted once an application has come back refused.
Home renovation and interior design, in the right order
Choose the finishes, the joinery and the lighting once the builders have gone and the house ends up looking assembled rather than designed. Interior design belongs in the conversation while walls can still move, because where a partition sits, how high a ceiling runs and what goes on the floor are one decision rather than three taken months apart.

Flat Refurbishment in Chiswick’s Blocks and Conversions
Flat refurbishment and the rights flats never held
What the national rules confer, they confer on houses. Maisonettes and flats receive nothing under them at all, and location makes no difference — inside a Chiswick conservation area or well outside one. Any external alteration is therefore a planning application from the first day, regardless of how modest it is.
Flat refurbishment consents: your lease, your freeholder, your neighbours
Quite apart from Hounslow, there is your lease to consider and the agreement of whoever holds the freehold — a managing agent, or in many W4 blocks a residents’ company made up of your own neighbours. On the mansion blocks along the main roads and in the converted houses off them, that consent has its own process, its own costs and a timetable you do not control. Planning permission is not authority to begin work and neither is the licence on its own. We manage both.
Flat refurbishment inside a building that sets the terms
Reordering a plan carved out of a larger house with little thought for how it would be lived in, improving acoustic separation between dwellings while floors are up, relocating services, and rebuilding kitchens and bathrooms properly. In a block, access, working hours, protection of common parts and waste routes are set by the building rather than by us, and the programme is built around them from the start.
Chiswick’s Two Article 4 Streets — and Everywhere Else in W4
Bedford Park and Gunnersbury: the borough’s only directions
Hounslow states the position plainly: Article 4 directions currently apply to Gunnersbury and Bedford Park conservation areas, restricting works normally allowed under permitted development to unlisted buildings. Two areas, out of twenty-eight in the borough, and both here.
Bedford Park is why. Laid out from 1875 and designed largely by Norman Shaw, it is widely regarded as the first garden suburb anywhere — an experiment in how ordinary houses might be arranged, and one whose value lies in the completeness of the surviving scheme rather than in any single building. That completeness is what the direction protects, and it is why alterations invisible to a passing visitor still require consent here.
Seven more Chiswick designations, none with a direction
The rest of W4 carries designation without a direction, which is a materially different position. Strand on the Green, Chiswick Mall, Turnham Green, Grove Park, Chiswick High Road, Thorney Hedge and Wellesley Road each protect a distinct character, and Hounslow has been reviewing and updating the appraisals in turn — Strand on the Green and the Thorney Hedge and Wellesley Road appraisals adopted in October 2018, Turnham Green in December 2020, Chiswick High Road in January 2022. Inside these, external work generally needs an application and a heritage statement; permitted development is curtailed rather than withdrawn.
Reading the Chiswick appraisal for your own road
An appraisal is not a formality to be cited in a submission. Hounslow’s identify positive and negative contributors within each area and set out what the council considers worth conserving — the Strand on the Green appraisal is explicit that this is its purpose. Read properly, it tells you what an officer will be looking for before you have drawn anything, which is why it is the first document we consult on a W4 project.
Trees, party walls and very narrow lanes
Structural work on Chiswick’s terraces and semis almost always brings the Party Wall etc. Act 1996 into operation, and our surveyors work out which neighbours must be notified and then do the notifying. Within a conservation area, notice is also required before work to trees, which affects both the garden and the building — roots close to a proposed foundation change its design and depth. And on the narrow lanes around the riverside and the garden suburb, access, parking suspensions and delivery timing shape the programme as much as the construction does.
Chiswick Builders Working to a Single Contract: Six Reasons Why
- Nobody hands your project to anybody else. Drawing, engineering, consent and construction sit inside the same business on the same agreement, so a design is never priced by a firm that had no part in producing it and no dispute can arise over which of them missed something.
- We find out whether a direction reaches you before we draw. Bedford Park, Gunnersbury, whichever designation applies otherwise, and whatever permitted development is left — taken from Hounslow’s record for your address, not inferred from the road you live on.
- You are given a scope in writing and a price attached to it. Older W4 property holds surprises; the money set aside for them appears as a line of its own instead of vanishing into a rate you cannot interrogate.
- The submission is ours to write and ours to defend, heritage statement and all, and we deal with Hounslow ourselves from the day it is validated until a decision comes back.
- The people on site are employed by us. Our trades work to a programme run by one manager who answers for it, rather than a rota of day-rate subcontractors coordinated from a distance.
- Insured throughout, guaranteed in writing. Certificates and warranties come to you at handover, and the snagging list is worked to nothing rather than filed.
Area We Cover
Chiswick Projects, Survey Through to Sign-Off
The Chiswick survey
Nothing is charged for the first visit, and it is where the decisive questions get answered — designation and Article 4 status at the address itself, whether a lease sits over the property, how it is built and what condition it is in, which trees matter, and what a narrow W4 lane will actually permit by way of access. You hear an honest view of what is possible before a penny goes towards drawings. Where work does fall within permitted development, a lawful development certificate is worth obtaining to document the position for a future sale.
Drawing and engineering
Drawings, elevations, calculations and heritage justification advance together in the same office, bounded by constraints we have already pinned down rather than ones that surface halfway through.
Consents and notices
Submission to Hounslow, building regulations, the freeholder’s agreement where a lease requires it, and notice to every neighbour with a legal entitlement to receive one — drafted, served and chased by us. We would sooner be accurate about timing than optimistic: a scheme inside a designated area needs more preparation and more determination time, and the programme we give you reflects the route your project is actually taking.
On site, and afterwards
A single programme, a manager who owns it, and our own people doing the work, with updates arriving unprompted. It ends when building control has signed off, the certificates and warranties are in your hands, every defect has been put right rather than recorded, and the guarantee is written down.

Book a Chiswick Survey
Whatever the project — extending, renovating throughout, or refurbishing a flat — the first useful step in W4 is discovering which designation covers your address and precisely what it takes away. Send us the property and an outline of your thinking, and that assessment comes back with a scope set out in writing and a price attached to it, ahead of any commitment.
