House Extension Specialists and Design and Build Company for Lambeth

Lambeth runs seven miles from the river at Waterloo down to the Streatham boundary, and the housing changes completely along the way. Georgian terraces at the top, Victorian and Edwardian streets through the middle, interwar and post-war stock towards the bottom, and riverside apartments at both ends.

Two facts shape almost every project here. Thirty per cent of the borough sits inside a conservation area — sixty-two of them, more than most London boroughs have. And over three quarters of Lambeth households live in a flat, maisonette or apartment rather than a whole house.

So the first question is not what you want to build. It is whether you own the building or a part of it, because the answer changes the route entirely. Design And Build works throughout the borough and the wider south east London area, employing every discipline the job requires — design, structural, party wall and construction — under one agreement.

Sixty-two areas, numbered and mapped individually

Lambeth operates sixty-two conservation areas covering approximately thirty per cent of the borough. They are numbered CA01 to CA62 and each has its own profile page, boundary map, character appraisal and designation history.

Clapham is CA01, the borough’s first, designated in 1968. Its boundary was then extended in 1969, 1976, 1980 and 1997, and redefined again in 2002. Six changes in thirty-four years, which is why a precedent from a neighbouring street may have been decided when the line sat somewhere else. The council publishes an interactive map of all sixty-two.

Most carry no Article 4 direction

This is the part homeowners get wrong, and it usually works in your favour. An Article 4 Direction is an extra layer a council can add on top of conservation area status, removing permitted development rights that would otherwise survive. Most Lambeth conservation areas do not have one.

The council states the position on each profile, and the field only appears where a direction exists. Park Hall Road CA19 carries one from 1985. Leigham Court Estate CA31 carries one from 1996. Clapham CA01 does not, and the Walcot appraisal records plainly that no Article 4 Direction was in place there. So being in a Lambeth conservation area is not the same as losing your rights, and the answer is published per area rather than guessed at.

What designation removes regardless

Being straight about the other half matters. Conservation area status on its own already removes several permitted development rights under the national rules for designated land, Article 4 or not.

Side extensions go. Cladding goes. Roof extensions and alterations go. What usually remains available is building out at the back on one floor, inside the stated dimensions — and that is where most of the worthwhile space sits in any case. The council also confirms that rights can be removed by a condition on an earlier permission on your own property, which is worth checking rather than assuming.

A Lambeth building company that starts with what you own

House or flat decides everything after that

Those rights have never extended to flats, anywhere in the country — inside a designation or outside it, in a block finished last year or a house divided a century ago.

So for a large share of this borough the conservation question is secondary. The controlling documents are the lease and whatever the freeholder or their agent requires, and altering anything on the outside means applying for permission wherever the building happens to be. Establishing which of the two you are before anything is drawn saves a month of the wrong conversation.

    Where the houses actually are

The house market in Lambeth is real but concentrated, and it sits in the south. Analysis of the 2021 census found only three neighbourhoods where more than half of households live in a whole house: Streatham Vale at eighty-five per cent, Herne Hill and Dulwich Park at seventy-two, and East Dulwich at fifty-seven.

Everywhere else falls below half, and the northern neighbourhoods run above ninety per cent flats. That is why a house extension conversation in Streatham is a different conversation from the same enquiry in Vauxhall — and why we ask for the address before quoting a rate.

Three quarters of households, one answer

Across Lambeth and neighbouring Southwark, over seventy-five per cent of households live in a flat, maisonette or apartment. In England the same proportion lives in a whole house, so the borough is close to the national picture reversed.

Tenure is unusually balanced too, with no single category above thirty-four per cent of occupied dwellings. Roughly a third own, a third rent privately, a third rent socially. It is a borough where the person commissioning the work is as likely to hold a lease as a freehold.

Where We Build in Lambeth, North to South

    North Lambeth: Vauxhall and Kennington

The northern end is the densest and the most apartment-led. Vauxhall holds two designations — Vauxhall CA32 and Vauxhall Gardens CA56 — alongside a great deal of recent riverside development where the work is interior fit-out within a fixed shell.

Kennington CA08 is different again: Georgian and early Victorian terraces, many long since divided into flats and maisonettes, where the lease decides more than the council does. Lambeth Palace CA10, Albert Embankment CA57 and Lambeth Walk and China Walk CA50 also sit up here.

Central Lambeth: Clapham, Stockwell and Herne Hill

The middle of the borough is Victorian terrace country and it is where the side return and wraparound work concentrates. Clapham carries CA01 around the Common plus Clapham High Street CA22, Clapham Park and Northbourne Road CA17, Clapham Road CA33 and Abbeville Road CA30.

Stockwell has Stockwell Park CA05 and Stockwell Green CA42, with stucco fronts and cast-iron balconies that the appraisals treat as the defining feature. Herne Hill CA61, on the Dulwich side, is one of the three neighbourhoods where whole houses are still the majority, which makes it the strongest extension market in the borough. Brixton sits between them with four designations of its own.

South Lambeth: Streatham, Norwood and Gipsy Hill

The southern end has the gardens. Streatham carries four designations — Streatham Common CA43, Streatham High Road and Streatham Hill CA54, Streatham Park and Garrads Road CA12, and Streatham Lodge CA62 — across a mixture of Victorian villas, interwar semis and later infill.

Norwood includes West Norwood CA24, and Gipsy Hill CA14 sits on the hill above it with some of the best surviving nineteenth-century stock in the borough. Park Hall Road CA19, one of the few areas carrying an Article 4, is down here too, as are Rosendale Road CA47, Elderwood CA20 and Telford Park CA44 — all within reach of West Norwood. Tulse Hill sits between them.

Property refurbishment in Lambeth as the stock changes

    Undoing decades of partial improvement

The common condition across the borough is not disrepair but accumulated alteration. Cable run along whatever path was easiest, a boiler chosen for fewer occupants than the house now holds, insulation stopping wherever the money did, and an extension at the back dating from a decade whose taste has not aged well.

Doing the refurbishment properly means stripping those layers out first. New wiring and pipework throughout, damp tackled where it originates rather than where it shows, and the building fabric upgraded using techniques the original construction can tolerate. Solid Victorian brickwork wants a different approach from a 1930s cavity wall, and both want a different approach again from a converted flat.

Wiring, plaster and the work that never shows

Everything that decides whether a house is comfortable sits behind the finishes, and none of it photographs well. Lambeth’s own Design Guide, adopted in August 2023, runs to five parts, and Part 4 deals specifically with building alterations, extensions and retrofit.

Reading it before designing saves an argument later, particularly on anything visible from the street in a designated area. Our architects work from the relevant character appraisal rather than from a general impression of what the council wants, and interior design joins while partitions can still move.

Apartment renovation for the three quarters of Lambeth who own one

No permitted development, wherever the building stands

It is worth repeating because it catches people out. A flat has no permitted development rights, so the conservation area question that dominates the house market is largely beside the point here.

What replaces it is the demise — what the lease actually gives you. Where a Victorian house has been split, the roof space, the shared stairs, the drainage and frequently the garden all fall outside what you hold. In a purpose-built block the structural frame, the external envelope and the risers do. Reading the lease is the first hour of work on any flat refurbishment.

    Consent from above and below

Anything structural, and anything reaching into parts of the building you do not own, requires written agreement from the freeholder. That comes as a licence to alter, checked over by a surveyor whose fee falls to you, at a pace they set.

In a two-flat conversion that is the other owner. In a managed block it is an agent with an established alterations procedure, method statements, insurance requirements and booked access. One consent on its own is never a starting gun. Where the Party Wall etc. Act 1996 bites between one flat and the next, surveyors on our own staff deal with the notices.

Impact noise through a hurried conversion

Many Lambeth flats were made by dividing a house when standards were lower and budgets tighter. The result is audible: footsteps carry, and the wall dividing two homes was often constructed to the standard of an internal partition.

Of everything neighbours object to, this comes up more than anything, and it is far cheaper to deal with when the boards are already lifted. Swapping carpet for a hard floor worsens it, which is why plenty of leases forbid the change outright. Building in acoustic separation now costs a small proportion of what fixing it later would.

    Send us your Lambeth address

Give us the address along with an outline of the project. We will confirm whether you own a house or a flat and what that means, which of the sixty-two designations reaches your street and whether it carries an Article 4, what permitted development the building has left, and what the structure will take.

Everyone here sits inside one construction company — our architects, the structural engineers, the surveyors and the trades — which means one figure and one name answerable from first visit to handover. If the work genuinely falls inside the national limits, a lawful development certificate puts that on record.

The survey is free. In Lambeth it starts by establishing what you actually own.
