House Extensions in Peckham SE15, from Bellenden to Rye Lane

There is a reason the terraces around Bellenden Road look better than their age suggests. Southwark spent years repairing them, street by street, under a housing renewal programme that ran from the 1990s.

At its height, roughly half the borough’s entire housing budget went on this one part of Peckham. Whole streets had roofs, fronts and windows put right under group repair schemes — Choumert, Alpha, McDermott, Costa, Sternhall and Marsden Road among them.

A house extension here is affected by that history twice over: it changes what sits behind the render, and it shapes what the council expects to see now. Design And Build covers SE15, with every discipline the job needs employed in the same office under one agreement.

House Extension Peckham

Extending a terrace off Bellenden or Choumert Road

Side returns on a narrow Victorian ground floor

Most house extension work in Peckham starts with the same feature. These terraces were built with a rear addition and a redundant strip of ground running alongside it, and covering that strip is the commonest project on these streets.

A cramped galley becomes a space spanning the entire width of the plot. Two details govern whether it works. Drainage on these houses tends to run directly beneath where the new floor goes. And the abutment against the original rear wall is where sloppy detailing shows up as damp two winters later. Both belong on the drawings.

What the plot gives you at the back

Depth is a judgement, not a maximum. Permitted development allows three metres behind an attached house, and that is the ceiling rather than the target.

Go the full depth behind an existing rear addition and the centre of the plan can end up dark. We test the daylight across every room before settling on a number. Should the scheme sit within the national allowances, we secure a lawful development certificate confirming it — precisely the document a conveyancer looks for at sale.

Steel across the reception rooms

Opening up between the two front rooms, or taking out the back wall across its span, moves weight onto something new. In a mid-terrace that means steel, with bearings landing on walls you share.

Our structural engineers size the beams while the layout can still change, which keeps the design and the structural work aligned before any figure is committed. Our own surveyors prepare and serve the neighbour notices. In a mid-terrace the Party Wall etc. Act 1996 bites along each shared boundary, so almost any structural work triggers it on both sides.

Builders who read the appraisal before drawing the roof

Large roof extensions, in the appraisal’s own words

Southwark’s Holly Grove appraisal names its own problems, which is unusually helpful. On roofs it is blunt: in Holly Grove, large roof extensions disrupt the lines of the terraces.

That is the council telling you in advance what it objects to. A rear dormer sized to sit within the roof rather than fill it, set below the ridge and built in matching materials, answers the criticism before an officer has to make it. One drawn to the maximum invites the objection the appraisal already wrote down.

Front boundaries and what keeps being got wrong

The same document records a general issue with unsympathetic boundary treatments, and names examples — inappropriate brick walling and corrugated iron fencing at the Holly Grove end, wire mesh to the games courts on Highshore Road.

Front walls, gates and railings are cheap relative to the rest of a project and they are the first thing seen from the street — the same holds on the terraces east towards New Cross. Getting them right costs very little and removes an easy reason for an application to attract comment.

Why the Renewal Area is not a planning control

This gets stated wrongly and it is worth being clear. The Bellenden Renewal Area was a housing improvement programme, declared because the council judged living conditions there unsatisfactory. It paid for repairs.

It was not a planning designation and it imposes no design controls. Some builder pages list it alongside the conservation area as though it restricts what you can build. It does not. What restricts you is the designation your street actually falls in.

Holly Grove, Rye Lane and Peckham Hill Street

Peckham has three conservation areas. Holly Grove sits in the centre, south of Peckham Road, bounded by Rye Lane to the east and Choumert Road to the south — a nineteenth century planned suburb with a strong landscape character.

Rye Lane Peckham was designated on 18 October 2011 and covers the commercial core, where the council notes there is no single architectural style or palette. Peckham Hill Street is the third. Plenty of Peckham sits outside all three, where the national rules apply without local modification.

Refurbishment for a house that has been let for years

    Landlords, leaseholders and owner-occupiers

Two thirds of Peckham households rent, and only a third own— a pattern that continues south east into Brockley. That shapes the work more than the architecture does.

An owner improving a house they intend to keep wants something different from a landlord preparing a property to let, and both want something different again from a leaseholder in a converted terrace, who needs the freeholder’s written consent before anything structural happens. We ask which you are at the first meeting rather than assuming.

What a decade of tenancies leaves behind

A house let continuously for years accumulates a particular kind of wear. Repairs done quickly between tenancies, a boiler kept going rather than replaced, cabling extended for each new arrangement, and decoration over the top of all of it.

None of that is neglect exactly. It is maintenance chosen to keep a property occupied rather than to make it good. Stripping those layers back is where a full refurbishment starts, and it is why the survey matters more than the mood board.

Group repair, and what it hid under the render

On the streets that went through group repair, the fabric history is unusual. Roofs, front elevations and windows were done as a scheme rather than piecemeal, sometimes decades ago now.

Work of that period is generally sound, but it was done to the standards and materials of its day, and some of it sits under render or behind later alterations. Establishing what was done, and when, tells you what a refurbishment actually has to touch. Interior design belongs in the conversation once that is known.

Drawings that answer what Southwark actually assesses

Half a borough’s housing budget, spent on these streets

The scale of the renewal programme is worth grasping. Southwark’s own review records that in a normal financial year, half the housing budget went on Bellenden and half on the rest of the borough, Walworth included.

That is why the area looks as it does, and why the council pays attention to what happens to it now. An application here is read by people who know what was invested. Drawings that respond to the character appraisal argue from the council’s own reasoning; drawings from a template argue from nothing.

The shopping frontage directions, and who they affect

Southwark does operate Article 4 Directions in Peckham, including on Bellenden Road and in the town centre. They are worth understanding because they are not what people assume.

They are protected shopping frontage directions, restricting change of use from commercial to residential. They exist to keep shops as shops. For a householder extending at the back of a house, they do not apply at all — but they matter a great deal if you are converting a shop or a unit above one.

    Start with your Peckham street

Send the address with a short outline of the work. What comes back sets out which designation touches your street if any, what the appraisal records about that road, what entitlement earlier work has used up, and what the fabric can bear.

Everyone sits inside one construction company — the design team, the engineers, the surveyors, the trades — so you get a single figure and one person answerable from beginning to end. We cover Peckham, Bellenden, Choumert, Rye Lane, Peckham Rye and Nunhead, together with Dulwich, East Dulwich and the surrounding south east London districts.

Surveys are free. Here the first question is what the council already did to your house.
