Home Extensions & Loft Conversions in Woodford E18 and IG8
If you live in Woodford, chances are you already know why people move here and don’t leave: Epping Forest on the doorstep, decent-sized gardens, and streets that feel more like a village than a city suburb. When the house stops fitting the family, the answer is usually to extend rather than move. We build across Woodford, Woodford Green, and South Woodford — rear extensions, loft conversions, full renovations — and we know the difference between what flies on a standard 1930s semi and what needs a proper planning application inside the conservation area.

What It Actually Costs and How Long It Takes
Let’s get the practical stuff out of the way first:
- Rear extension: £48,000–£85,000, typically 8–14 weeks to build
- Side or side-return extension: £45,000–£75,000, typically 8–12 weeks
- Loft conversion: £45,000–£70,000, typically 8–10 weeks
- Double-storey or wraparound extension: £90,000–£160,000, typically 14–20 weeks
- Whole house renovation: varies significantly with scope, typically 12–24 weeks
Design and planning add another 6–10 weeks on top of build time, longer if your property sits inside the Woodford Green Conservation Area and needs full planning permission rather than permitted development.
1930s Semi or Conservation Area Property? It Changes the Job
Most of Woodford was built up between the wars — solid 1930s semis and detached houses with bay windows and decent-sized plots, put up as the Central line pushed the suburbs outward. That’s most of what you’ll find on standard residential streets, and it’s usually the more straightforward property type to extend: wider plots than a Victorian terrace, and permitted development rights that generally still apply.
Closer to Woodford Green itself, the picture changes. Larger detached houses and some older Victorian and Edwardian properties sit near the green and the forest edge, and a chunk of this area falls inside the Woodford Green Conservation Area. Inside the conservation area, permitted development rights are reduced, and the council looks harder at materials, massing, and how an extension sits against the street. Knowing which category your house falls into — before you get attached to a design — saves a lot of wasted time.
Redbridge Planning Rules, in Plain English
Woodford sits in the London Borough of Redbridge. Outside the conservation area, most standard extensions — within normal height and boundary limits — can go ahead under permitted development, no full application needed. Inside the Woodford Green Conservation Area, that changes, and you’re more likely to need full planning permission even for work that would otherwise be routine.
Redbridge Council’s planning pages will tell you exactly where your property stands, and gov.uk’s guidance on permitted development explains the general rules the council works from. Where an application is needed, we handle the whole thing — forms, drawings, correspondence with planning officers, the lot.
Party Walls: The Paperwork Nobody Enjoys
If you’re in a semi, an extension almost always touches the wall you share with next door, which brings the Party Wall etc. Act 1996 into play. Detached houses near the green are less likely to need it, but boundary proximity can still trigger it. Either way, we handle notices and surveyor coordination as part of the build — it’s one less thing on your plate.

A Few More Questions
Do I need planning permission? Depends where you are. Standard semis outside the conservation area usually don’t, provided the extension stays within height and boundary limits. Inside the Woodford Green Conservation Area, you probably will. Check with Redbridge Council or just ask us — we’ll check for you.
What if my neighbour objects? Planning permission and party wall agreements are two different things, and we manage both. A well-prepared application that considers your neighbour’s daylight and privacy has a strong chance of going through without issue.
Can I stay in the house during the build? Most of our Woodford clients do, particularly for single-storey rear extensions and loft conversions. Larger renovations sometimes make more sense to do with the house empty — we’ll give you an honest view once we’ve seen the scope.
